Talk to your Clients Effectively and they will listen.

People talk to you everydaysometimes effectively, often times not. But when it comes to business, you cant afford to not have people listen. It you want your clients to really hear what you have to say, you have to know how to say it in the most effective manner possible. In any given situationbusiness or otherwisea persons main motivation is, Whats in it for me? That means whatever you say has to be geared towards answering that very question for your listener.

If youre ready to get your point across and be heard, read on to find out how to use a clients self-interest to your advantage and talk so they really listen. 1. Preparation A great sales pitch or presentation always starts long before the client arrives. No matter what youre selling, no ones going to buy it if you dont know your stuff. Preparation is key: you have to know what youre talking about if you want anyone to really listen. Of course, just what kind of preparation will depend on the nature of the material youre presenting, but remember that going the extra mile here will make clients take notice later. When preparing for any kind of meeting or presentation, take time in advance to go over all the material youre talking about. You should know the topic well, and have plenty of specifics to use for examples. It can also help to consider beforehand some of the questions that clients might ask. Anticipating their needs will help you be able to answer queries quickly and effectively. 2. Presentation Next, no matter what youre talking about, how you present it has everything to do with how well clients will listen. Anyone adequately prepared can talk for hoursbut part of your planning should be how best to present the given material. Decide before you begin just what kind of examples to use, or if there are any ways you can enhance your presentation with audio-visual material, pictures, or illustrations. For big presentations, youll want to practice in the mirror or for friends to make sure youre getting the key points across. To be more effective on a daily basis with all your clients, think of what you say as mini presentations. Start by examining your speech for little words like um and ah that weaken the effect of what youre trying to sayyoull be amazed at how much more attentively people listen. As well, take the time to make sure youre well presented: tidily dressed, on time, and polite. Remember that your presentation isnt just what you sayyoure a whole package, and how you present yourself needs to reflect that. 3. Passion Finally, the key to talking so clients listen is conveying to them your passion. If youre passionate about something, it comes through in the way you speak, in the way you hold your self, it even shows on your face. Theres no amount of preparation or presentation skill that can make up for a lack of passion for the topic or proposal at hand. The most effective speakers are the ones who combine all three in a way that makes people sit up and listen. The trick is to find your own personal balance and make your passion come through above all else. So what if youre not passionate about the material? Weve all done jobs we didnt like at one point or another, but you find a way to be enthusiastic and energetic about what youre doing by appreciating other sides of it. Getting passionate about something may only mean shifting your point of view. Always try to see things from the clients side, in order to understand just how what youre doing would benefit them. Theyll really hear what you have to say when you make it vital and important to themthats where your passion should lie. Remember always that a good talker is also a good listener, and take the time to listen carefully when your clients talk. Take care to keep the clients interests in mind and youre on your way to always talking in a way that makes people listen. Preparation, presentation and passionthree simple concepts that when used correctly can make you a great speaker. In private and public life these principles apply, and if you look closely at any of the successful people in your life, youre certain to find them in action. If you prepare in advance and take the time to present yourself and the material well, your passion will come through, and thats when people really listen.

BDSM as business: Interviews with Dominatrixes

Sunday, October 28, 2007

Whether the Civil War, World War II or the Iraq War, it can be challenging to face how conflict penetrates the psyche of a nation and surfaces in the nuances of life. There are thousands—if not millions—of individuals who indulge in fantasies others would deem perverse that have their nascence in some of the darkest moments of human history. It is possible someone you know pays a person to dress like a German Nazi to treat them like a “dirty Jew”, or to force them to pick cotton off the floor like a slave.

An S&M dungeon is a place where these individuals act out such taboos. Businesses that operate to meet their needs are often hidden, but they do exist and are typically legal. The clients want to remain confidential for fear of ostracism in their respective communities. As Sigmund Freud wrote, “Anyone who has violated a taboo becomes taboo himself because he possesses the dangerous quality of tempting others to follow his example.”

Last week Wikinews published the first in a two part series on the BDSM business: an interview with Bill & Rebecca, the owners of Rebecca’s Hidden Chamber. This week we publish the second part: an interview with three dungeon employees, Mistress Alex, Mistress Jada and Mistress Veronica. In their world, BDSM is a game, a harmless pursuit of roleplaying exercises that satiate the desires of the tabooed. These Dominatrixes are the kind of women men fantasize about, but they all look like they could be babysitting your children this Saturday night. Most likely, they will not be.

Mistress Alex has a distinctive sheen when David Shankbone walks into the room. Her moist skin cools quickly from the blow of the air conditioner she stands in front of. Just having finished an hour and a half session, she is dressed in a latex one-piece skirt and matching boots. Mistress Jada, a shapely Latina dressed in red, joins the conversation and remains throughout. When Alex needs to tend to a client, Mistress Veronica, who looks like she would be as comfortable teaching kindergarten as she would “tanning a man’s hide”, takes over for her.

The interview was neither sensational nor typical, but what you read may surprise, repulse, or even awaken feelings you never knew you had. Below is David Shankbone’s interview with three Dominatrixes.

China warns US to avoid trade confrontation

Tuesday, May 22, 2007

Speaking in Washington Tuesday at the conclusion of the China-U.S. trade summit, Chinese Vice Premier Wu Yi warned the U.S. not to pursue a ‘blame game’ in continued trade negotiations. “We should not easily blame the other side for our own domestic problems,” Wu said, speaking through an interpreter. “Confrontation does no good at all to problem-solving.”

The valuation of the Chinese Yuan has been closely tied to the U.S. Dollar for years. Critics charge that this resulted in a relatively low value, making Chinese goods cheaper in the U.S., contributing to the current trade imbalance that favours China.

Although the Chinese government expanded the band in which the Yuan can float (relative to the U.S. Dollar) from 0.3 percent to 0.5 percent last Friday, critics say the measure doesn’t go far enough to address the U.S. trade deficit. Members of the U.S. Congress have blamed China’s policy of currency manipulation for the rising trade imbalance and a 16 percent drop in manufacturing jobs since 2000. In 2006, U.S. imports from China exceeded exports by US$232.5 billion, almost one third of the total trade deficit of US$765.3 billion.

In April, the U.S. Department of Commerce filed a WTO piracy complaint against China. Subsequently, China has agreed to talks and has issued some internal guidelines to address the issue. Wu said that both sides should “firmly oppose trade protectionism.” She said that any effort to “politicize” the economic relationship between the two nations would be “absolutely unacceptable.”

“The Chinese government will agree to U.S. demands” on piracy, predicted Albert Louie, in April, about the upcoming talks. Louie is the managing partner of A. Louie Associates, an anti-piracy company in based in China. “There is no question the government wants to crack down on counterfeiters. What remains in question is the consistency of enforcement,” he added.

The U.S. delegation also highlighted food safety as a concern with imports from China. The example of melamine-tainted pet food ingredients imported from China recently was used as an example of weak health and environmental controls in China. U.S. trade delegate Susan Schwab said the issue of food safety was raised by Agriculture Secretary Mike Johanns and Health and Human Services Secretary Michael Leavitt. “This is not necessarily reflective of more protectionism or anti-Chinese sentiment, but rather that there are concerns there and we need to be responsive,” said Schwab.

It is hoped that breakthroughs will be reached on issues such as U.S. complaints of high Chinese import duties on U.S. energy technology products and the restriction on U.S. airline flights to China.

In the US Congress, a number of potential bills that would impose trade restrictions on China, are being pursued. Recently, a trade panel voted to impose a 44.3 percent tariff on polyester imports. Meanwhile, the Bush administration increased duties on certain types of glossy paper from China. A bill imposing 27 percent tariff on all Chinese goods has been proposed in Congress but hasn’t yet passed.

“The frustration that I and many of my colleagues in the Senate feel is that China is not satisfying its obligations as a member of the WTO and as a major beneficiary of open trade,” wrote Charles Grassley, chairman of the Senate Finance Committee, in a letter sent to Wu in advance of the summit.

How To Choose The Best Bank For A Checking Account 5 Criteria

By Robbie T. James

On the lookout for a new checking account? You may find yourself wanting to switch banks because you have become dissatisfied with your current bank’s level of customer service, their availability of local branches near you, or their draconian fee policy.

Or, maybe you have been having trouble qualifying for a new checking account. If so, it is possible that your name has been reported by your past bank to a database called ChexSystems. This database is what banks use to report risky bank customers to each other. Once you are in ChexSystems, it can be hard to qualify for a new bank account with most banks.

Whatever the reason for your shopping for a new bank that offers an excellent checking account service, you are going to want to have a list of the most important criteria that you should be looking for in a bank. By having such a list of criteria, you can take the guesswork out of how to choose the right bank for you.

Here are 5 criteria for how to choose the best bank for a checking account:

1. Make sure they are FDIC-insured:

While most banks today are FDIC-insured, some are not. The FDIC – or Federal Deposit Insurance Corporation – was established in the U.S. in 1933 as a way of protecting individual bank depositors from losing their money in the event of a bank closure. The overall goal: to increase consumer confidence in the U.S. banking system. Today, FDIC-insured banks will insure your money for up to $250,000 – even if the bank itself were to fail.

2. Ask whether they charge a monthly checking account fee:

Fees, fees, fees! These are the biggest source of customer complaints about their banks. Start your line of inquiry about your prospective bank’s fee policy by asking about monthly checking account fees. Most banks today offer completely free checking, but not all do.

3. Find out what other per-usage fees may be charged:

What about other fees? Be sure to ask. Some fees are charged on a per-usage basis, such as when you write more than a certain number of checks in given a month. Also, look into potentially hidden fees such as those charged for you to be able to view past checks you have written that have cleared.

4. Ask about their overdraft protection policy:

Overdraft protection was a wonderfully-lucrative invention by banks. Gaining in widespread popularity in the early 2000s, overdraft protection was devised as a way to protect bank customers from having their checks bounce or debit card transactions denied. However, with fees of up to $35/instance and no limit to number of instances in a given day, what overdraft protection amounted to was a huge money-making scheme for banks.

Recent Congressional legislation now requires that banks allow new checking account customers to opt in (rather than merely opt out) to overdraft protection. Still, once you are enrolled, these programs can become quite costly for the bank customer. Buyer beware!

5. Find out if they offer online banking:

Finally, ask about your prospective bank’s online banking services. Through their service, you should have the ability to make balance transfers between your accounts, pay bills online, and even inquire about an auto loan or equity line of credit.

Bonus tip: if you have had trouble qualifying for a new bank account, look for “second chance checking” banks: they will never look at ChexSystems when deciding whether to approve your checking account application.

Keep these 5 criteria in mind as you find the best bank for a checking account.

Jamaica: Violence kills at least 30

Wednesday, May 26, 2010

Authorities in Jamaica say that gunfights in the capital Kingston have left at least 30 people dead, as hundreds of troops and police search for an alleged drug kingpin wanted by the US. At least 25 people were injured as well.

The violence has been triggered by the Jamaican government’s efforts to extradite Christopher “Dudus” Coke, the alleged leader of the “Shower Posse” group. Armed security forces stormed the Tivoli Gardens slum of western Kingston on Monday in an effort to locate Coke, who has not been found. Last week, Coke’s supporters barricaded the area in an attempt to thwart his arrest.

The trouble has forced the closure of schools and businesses across the capital, and the government has appealed for blood donations for the wounded. A state of emergency is in effect for parts of Kingston.

The US has issued a travel alert to warn citizens against visiting the island nation. Jamaican Prime Minister Bruce Golding has promised “strong and decisive” action to restore order.

93-year-old Michigan man freezes to death after electric company limits his power usage

Wednesday, January 28, 2009

Marvin Schur, a 93-year-old man from Bay City, Michigan has died after the electric company limited his electric use due to his failure to pay over US$1,000 in past-due payments.

Bay City Electric Light & Power installed a power-limiting device on his home on January 13. The device would limit the amount of power the resident uses and would essentially shut it off if that limit is reached, or if the resident fails to pay the outstanding bill within 10 days of installation. In order for the electricity to be turned back on, the limiter must be reset by pushing a button.

Bay City power says that a warning, indicating that the power was to be turned off and a limiter installed, had been placed on Schur’s front door. Despite that, the company says that they are now “looking at our website and possibly doing an automated phone message. We obviously need to get the word out.”

The autopsy performed on Schur’s body concluded that he had died “a slow, painful death” caused by hypothermia. Dr. Kanu Virani, who performed the autopsy, explained: “Hypothermia shuts the whole system down, slowly. It’s not easy to die from hypothermia without first realizing your fingers and toes feel like they’re burning.”

It was less than 32 degrees Fahrenheit (0 Centigrade) in Schur’s home when neighbors found Schur dead on January 17. Virani commented that it was his first time performing an autopsy on a body in which “the person froze to death indoors.”

“His furnace was not running – the insides of his windows were full of ice the morning we found him,” said George A. Pauwels Jr., who was with his wife when they found Schur’s body.

In Michigan it is illegal for a utility company to disconnect power to any home between November 1 and March 31 when a resident is over the age of 65. Limiters are also not supposed to be used during that time frame. However, municipally-owned electric utilities like the one in Bay City, are not regulated by the state. The Michigan state attorney general’s office has launched an investigation into the incident.

Residents around Schur’s home say he was hard of hearing, and the city states that the device’s function and operation were never explained to him. When word of the story got around, people from all over the United States began to call the city in anger.

“I’ve taken calls from Canada, Massachusetts, Texas, New York, Alabama – and that’s just the ones I can think of off the top of my head,” said Melody Roth of the city’s administrative office, who also added that people from all over are “calling all city departments, not just our office.”

Schur has no known children, and his wife had died several years prior to the incident.

Nominations were declared on September 21 for South Gippsland Shire’s upcoming council elections, to be held by post from October 5-22. A total of 24 people in the Australian council’s three wards have put themselves forward to stand as candidates.
